Two-Acre San Raymundo Estate Accepts Offer

Marketed on an off since 2010, 1049 San Raymundo Road (pictured) has just gone pending. The trajectory of the listing echoes the upward movement of the Hillsborough real estate market. In Fall 2010, the initial $8,995,000 list price got no takers. By May 2011, the price was reduced to $7,495,000. After no sale at this time, and a period off the market, the listing re-launched in April 2013 for $8,600,000, yielding an accepted offer within 19 days on the market. The 9,000 sq. ft. home on over 2 acres boasted ultimate privacy, 1920s heritage architecture, and a fabulous new pool house. The drawbacks have always been the sense of compartmentalization that bespeaks vintage homes, a tight bedroom corridor upstairs, and "further up the hill" location for this price tag. But alas, 2013 will continue its benchmarks as our best real estate market in over a decade. Timing is everything.
