I'm calling it the Sprummer Market: the busy pace of the traditional February-May Spring Market we lost to Covid, now alive in the summer months of 2020. 

For Sprummer 2020 we find two enticing new MLS listings in the high-end bracket: 404 El Centro Road $11,990,000 (pictured) and 720 Eucalyptus Avenue, $8,195,000. El Centro is a great example of the Mid North/Homeplace location. Assigned primarily to North School, the setting is slightly elevated into the hills above Lower North Hillsborough and features charismatic 1920s architecture along streets such as El Centro, El Arroyo, and La Cumbre.

The flat lot of .71 acre is enough enticement on its own, as the building potential and location are of the highest echelon. The home itself is a 1941 traditional two-story, well-executed and well-maintained, albeit, now ready for some modern upgrades by the next owner. One peculiarity of note is the orientation of the home far back on the lot, (large front yard approach) that likely prohibits a proper pool in back. But regardless, this remains a rare offering at a top location. You may recall Spring of 2019 when I sold the house almost across the street at 729 Eucalyptus Avenue for $6,650,000 in intense overbidding.
