Heading into the second week of March already, and Hillsborough homes for sale remain at a very low 15 homes on the market. All price points are reflecting far fewer opportunities available than the deep pool of ready and able buyers. Entry Level $3.0 - $5.0, Mid Range $5.0 - $8.0, and Top Tier at $8.0+ all are feeling the drought on inventory. As a buyer: what to do? Stay super-connected to your top agent and his sphere and inside network. Off-Market deals are happening, and creative home hunting is on the rise. 

I've recently utilized the MLS "Members Only" Function on my listing at 1113 Barroilhet, which was a fixer upper property with a seller preferring a low-impact showing schedule. We were able to generate several quality showings and above-asking price performance. Members Only showcases listings as visible to all licensed MLS Members, but not the public such as Redfin and Zillow. It occupies that market space of Coming Soon/Off-Market/Pre-MLS, but not full blown MLS, and does not accrue Days on Market for listings. Members Only has become a compelling tool for buyers and sellers alike. Hillsborough's Members Only has already generated two quick sales over asking this year at prime locations: 1113 Barroilhet (list $5,998,000 and pictured above) and 861 Culebra (list $5,000,000)
