As Hillsborough's #1 ranked neighborhood, both by price per sq. ft. and median sales price achieved, Lower North Hillsborough also typically tops the charts on eight-figure sales volume for the Town. For 2023, Lower North ranks 15% higher on price per sq. ft. than the average for All of Hillsborough, and Lower North is 18% higher on median sales price when compared to the median for all of Hillsborough.  Buyers can certainly expect to pay more for this premium location, but for many, there is simply no better choice than walking distance to Burlingame Avenue and the environs and prestige surrounding the Burlingame Country Club, North Elementary, and Crocker Middle.

Always a silver lining...despite median sales price being down 18% from 2022 to 2023 for Hillsborough's elite neighborhood of Lower North, this 6,300,000 median remains a leader on the national stage. If Lower North Hillsborough were its own Zip Code, it would rank amongst the Top 3 in the United States. (yes, that's impressive good news!) By comparison, as of this writing, the #1 Zip Code of Atherton is posting a median sales price of $7,900,000 and average price per sq. ft. of sold properties of $1,806. As we speak, there is an abundance of all-cash and overseas buyers pursuing a shortage of inventory across the Peninsula luxury sector.
