Atherton, customarily #1 in the United States, soared with a $9,500,000 median sales price on fairly low inventory of just 77 sales reported to MLS in 2025. Atherton's average price per sq. ft. was $2,161 in 2025. 

Bordering the Burlingame Country Club and Downtown Burlingame, Lower North Hillsborough is known as one of the ultimate luxury enclaves on the San Francisco Peninsula. This enclave reported 8 sales at $10,000,000+ to MLS in 2025. For perspective, Hillsborough's #2 ranking neighborhood of Lower South Hillsborough recorded a median sales price of $5,755,000 (good for top ten in the nation) with 2 sales reported at $10,000,000+. As always, we must remember that statistics reported to MLS are only half the story! For example, Lower South Hillsborough had off market 2025 sales at $19,000,000 and $15,000,000, and Lower North posted an $18,000,000 off market closing at the end of Q4.
