Inventory Creeps Up, but Lower Hillsborough Still Tight

At the time of this writing Hillsborough homes for sale had increased to 41 total homes for sale. This number represents a high point for 2020 and even hints speculation if this year's  hot market surge of July - September may be cooling? But alas, Lower Hillsborough remains very tight on availability, with only one new active listing with less than 30 days on market (Lower South's 310 Ascot  $5,295,000 with 13 days on market). This indicates the Lower Hillsborough inventory supply has either come to market and sold quickly, or simply has been non-existent recently.

In the flats of Lower North and Lower South Hillsborough there are currently only 11 homes available for sale. And only 7 homes available on the MLS under $10,000,000. Of particular value, I recommend the listings at 35 Knightwood Lane, in Lower North listed at $5,688,000, and also, a little further up the hill, Mid South's 843 Chiltern now reduced to $5,095,000.

35 Knightwood Lane (indoor/outdoor great room pictured) is the ONLY listing on the market that combines three key assets of totally remodeled quality (down to the studs in 2008, plus 2017 further upgrades), flat half-acre lot with pool, and assignment to North Elementary, Crocker Middle, and Burlingame High. Listed at $5,688,000

843 Chiltern is an opportunity to get on to a prestigious street for an attractive price per sq. ft. with 5600+ feet, the home is now being offered at just $904 per sq. ft. and offers 5 bedrooms, plus 2 offices. Listed at $5,095,000
