Where are the buyers coming from? While conducting my marketing campaign at 1295 Buckingham Way I was able to analyze first-hand the buyer demand patterns. (the first weekend I had 20 showings over two days!) Hillsborough is clearly experiencing two primary buyer forces colliding: the San Francisco exodus and the impulse of San Mateo/Burlingame residents ready to step up to Hillsborough. Historically low interest rates and low supply of Hillsborough homes for sale are catalysts for robust energy. I have also seen increasing numbers of Mandarin-speaking buyers coming off the sidelines to create family retreats that may include grandchildren and/or university student extended family. The presence of large kitchens, home offices, and ADUs are particularly attractive right now. Sprummer market blends the demand of a typical Spring in the middle of summer months. Two stand-out examples include recent multiple offers and dramatic overbids in Hillsborough's $8M range. 720 Eucalyptus was a 1941 traditional home at an unrivaled location with a flat .71 acre lot. Result: List $8,195,000, Sold $8,850,000 on intense bidding. The latest is 910 Link Road (pictured) in the Mid South area: List: $,8,200,000 Sold $8,800,000 on multiple offers. The buyer was represented by a San Francisco agent, indicate Link Road could be a prime example of the amplified demand for outdoor amenities from those fleeing the City. Built by Bo Thorenfeldt, Link plenty of resort-caliber bling with outdoor kitchen, pool, spa, party terraces, bocce, fire pit...your own wine country getaway.

The history of Hillsborough CA is told by its houses. Throughout my 20 year career in Hillsborough real estate, I have always marveled at the mosaic of the Town's history, architecture  and relationship of design to the topography. This week I embarked on a new photo shoot to capture it all! Take a sneak peek at one of the first photos below, a bird's eye vantage on Strawberry Hill, one of the last remaining intact legacy estates, still on nearly 50 acres. 

Architect Lewis Hobart (1873-1954) earns a class of his own, as many of his great Hillsborough mansions still exist as thriving icons of an era. Villa Rose (later renamed Strawberry Hill by second owner Charles Blythe in 1936) from 1912 commands the end of the Forest View Avenue historic corridor (main entrance at the end of Redington). Villa Rose was commissioned by Joseph D. Grant, who like many wealthy San Franciscans, was intent on dividing his time between City and country at the advent of Hillsborough. Grant was a charter member of the Burlingame Country Club.

Since the March 16 Shelter in Place order, Hillsborough's luxury market above $5M experienced a "paused" dynamic, but that should not be confused with the fact that a pent-up demand of liquid local buyers still exists. Neighboring towns of Burlingame and San Mateo harbor dozens of ready and able buyers looking for the right Hillsborough home. This demographic continues to be one of Hillsborough's most reliable buyer sources. As Covid restrictions loosen in coming weeks, aspirational moves into Hillsborough will come back in to focus. 

This week, my listing at 880 Sharon became one such sale. I launched the listing pre-virus on March 5 to great fanfare. With several disclosure packets handed out, multiple offers were on the horizon. Our offer date just happened to land on March 16 Shelter in Place announcement date! So we experienced an immediate pull-back, as the Hillsborough luxury market (and the entire world) did. Undaunted, I knew we still had the best listing in town, and nothing in the world was going to change that. Sure enough, some weeks later one of our original interested parties wrote the winning contract. As the virus matures, we can expect to see more highly qualified buyers from San Francisco, Burlingame, and San Mateo regain their footing and act upon one of the Bay Area's ultimate aspirations: to own a home in Hillsborough.
