Neighborhood Overview

The Lakeview area is a sprawling upper Hillsborough location touched by rustic beauty and filled with diverse real estate offerings. The title of Lakeview derives from the borders along Crystal Springs Watershed lands at Highway 280 and off of Crystal Springs Road. There are not actually prolific reservoir views, with the exception of perhaps a few homes along the highway on streets such as Berryessa and Pilarcitos. Berryessa holds the claim to fame as the cul-de-sac of the Flintstone House, a 1970s experimental design that has always gained notoriety one way or another.

Along tree-lined curves and plateaus, Lakeview delivers to buyers some of the most approachable prices in town. Convenient streets that extend off of Black Mountain Road from the border at Mid South, I call Lower Lakeview, include Marlborough, Avondale, Kenilworth, Cardigan, Canterbury, and Brandt. This Lower Lakeview pocket is just a half-mile from Vista Park’s playground. The majority of housing in this area of Lakeview was built in the 1950s -1970s, typically in the $3Ms range. You can expect to find ranch designs on half-acre lots or hillside split-levels built into the terrain. As the Lakeview area is so vast, housing and topographic diversity emerge. Unique pockets of different epochs are on display such as the “top of the world” Bay view luxury homes at the top of Southdown, Southdown Court, and Miranda Court, which are Hillsborough’s highest elevations with breathtaking views. Further southwest within the Lakeview area of Hillsborough you will find the Highlands area which is anchored by Tartan Trail Road that connects to both Crystal Springs Road and Black Mountain Road. Highlands streets include Tartan Trail, Inverness, Glengarry, Rizal, Braemar, Falkirk, Terrier, Lydia Court. Constructions here are typically 1965-1979. At the top of the Lakeview area near Highway 280 streets such as Lakeview, Buckingham, Wedgewood, Oak Rim, and Kingswood feature some newer and larger constructions that are among the most prestigious in the area. Amenities from the late 1970s/early 1980s construction often include 3-car garages and modern open floorplans.

Of all the diversity in Lakeview, one home stands out as a conversation piece: Casa Ninos, a period-style 1920s Spanish hacienda perched at 1320 Marlborough with a 2.3 acre lot. A page out of Old Seville, the home was designed by architect Clarence Tantau, a master of the Spanish Colonial Revival idiom that swept Southern California and Northern California in the mid-1920s. Mr. Tantau is also renowned for several masterpieces in Monterey and Pebble Beach's 17 Mile Drive.
